Redfish Harbor Amenities

We are excited to announce that we are extremely close to submitting for our building final this week or early next so that we the amenities can be opened up to the Redfish Harbor community. The amenities will include – a community pool with bathhouses, a pavilion for gatherings, two pickleball courts, a bocci ball game setup, as well as a life-sized chess and checkers game set.

Pool hours will be from 7am to 7pm, until all area lighting has been installed – which we anticipate will occur in late August. Once area lighting is installed, pool hours will shift from 7am to 10pm – which is typical for most neighborhood pools.

Note – HOA dues, per the Declaration which was provided at the time of sale, will most likely increase for the month of August and going forward, to account for maintenance and upkeep of the amenities area.

Boat Slips and Docks

The lease survey, which specifies water easement access and requirements, is being finalized this week and will be submitted to residents within a 500 ft radius of the proposed boat slip. From there, residents have 30 days to respond with questions/comments, and then the DEP has another 60 days to approve the permit. Pending all goes well with these next steps, we could have a permit by the end of the summer and will immediately begin building. Unfortunately, we have no control over this process but are pushing where we can to get answers and to ensure things are steadily moving forward. As soon as we have a permit in hand, we will reach out to those who have boat slips on reservation to begin next steps for purchase.

As for the actual build out of the boat slips; our contractor is on standby and has stated that the build process will take approximately 3 months from start to completion.

Home Owners Association Update

The Redfish Harbor Homeowners Association (HOA) is currently being managed by the Developer but will be turned over to the residents of Redfish Harbor once 90% of the homes within Redfish Harbor have been conveyed to its homeowners. Once the HOA has been conveyed, every homeowner within Redfish Harbor will be considered a member of the Association and will have voting rights. Additionally, a Board of Directors will be appointed and or voted in to assist in the management of the association.

Just prior to conveyance of the HOA, you can expect to receive a communication from Ethridge Property Management Group (whom the Developer is currently partnered with) outlining the process for conveyance and for the appointment of the Board of Directors.
