Will there be an agent on site?
We have an agent on duty out at Redfish Harbor 7 days a week. Current hours are Monday through Saturday from 10:00 am until 2:00 pm and Sunday from 1:00 pm until 4:00 pm. If you are not able to come out to the property during those times just call one of our agents and we will gladly schedule a private tour of the subdivision!
When will the homes be ready?
The first property of Phase I will close at the end of April and we have at least one of each floor plan STILL AVAILABLE that will be move in ready by the end of June.
Is there a model home?
Yes! 5627 Pelican Place. It is our Redfish floor plan.
When will the model home be complete?
The model will be complete at the end of March and we will have a Grand Opening/Open House mid-April! However, if you can’t wait that long you can stop by and see the model at any time! Drywall is up and painted, countertops and cabinets are in, and floors are down!
How many floor plans are there?
There are five different floor plans for the interior lots and three different floor plans for the waterfront lots.
How much are the homes?
The interior lots range from $400,000 for a 3-bedroom, 2.5 bath, 1738 square foot home to $542,000 for a 4-bedroom, 3 bath, 2304 square foot home. The waterfront properties will start at $920,000 for a 3- or 4-bedroom, 3 bath, 2450 square foot home built on stilts.
How much is the HOA?
What do the HOA dues cover?
Common areas, amenities; including the dock, and roads and retention maintenance.
What is Redfish Harbor Marina?
Right now, the developer is working through Local, State, and Federal regulators to get the final approval to build a 48-boat slip marina. The timeframe for the build out is still up in the air but we have been given roughly a year to a year and a half to complete the approval and build.
How much will each boat slip cost?
Each boat slip at Redfish Harbor will be $30,000.
Will the boat slips be available to purchase? Will there be any available to lease?
32 of the 48 boat slips will be available to purchase on a first come first serve basis. The other 16 slips are being reserved for waterfront lots that will not have a shared dock. The HOA will not be retaining slips for lease.
Is there a deposit for the boat slips?
Yes, there is a $1,000 fully refundable deposit and a separate reservation agreement that the purchaser must sign.
Do I have to own a home at Redfish Harbor to buy a boat slip?
Yes. Redfish Harbor is a private neighborhood, and you must be a resident or intend to be a resident in order to purchase a boat slip.
Can I store a paddleboard or kayak at the community dock safely?
We are working on an area for paddleboard and kayak storage but right now there is nothing planned.
Is there an ARB (architectural review board) for the HOA?
Yes. The HOA will need to approve any features added to the exterior, front of the home. For waterfront lots, if a builder that is not aDoor Properties builds the home then the plans and exteriors finishes will need to be approved by the architectural review board.
Is there a yard?
There is a small front yard with natural landscaping and a small soded area in the back. Area is fenced in and large enough for pets.
Who takes care of the front yard?
Homeowners are responsible for their own yards.
Is there a sprinkler system?
Yes, there is a 2 or 3 zone sprinkler system- depending on the floor plan.
Is the area in a Flood Zone?
*Flood Zone X for interior and an AE for waterfront.
Information is deemed accurate, but any interested purchaser or realtor should verify the information for themselves.
What is the estimated insurance for the interior properties?
Approximately $1200-$1500 a year depending on the coverage and policy.

28 minute drive or 15.5 miles from the subdivision.
Where is the nearest airport?
Pensacola International Airport is 20 miles away, Destin/Fort Walton Beach Airport 63 miles and Mobile Airport 77 miles.
How close is it to the nearest interstate entrance?
Pine Forest Road – Exit 7.
How close is it to NAS Pensacola?
Less than 5 minutes driving to the back gate.
Is there a Home Warranty?
2-10 Home Buyers Warranty. 1-year builders’ warranty, 2-year distribution systems (plumbing, electrical, etc…) warranty, 10-year structural.
Can I customize finishes?
We employ two full time designers who handpicked every aspect of Redfish Harbor. You cannot make changes to the property before closing.
What are the closest schools?
PUBLIC: Hellen Caro, Bailey Middle, Escambia High. PRIVATE: East Hill Christian, Pensacola Catholic, Trinitas, Episcopal Day School.
Will the pool and dock be gated with coded access?
Can I cancel the contract without penalty?
If there is a breach of contract by the Purchaser, the Purchaser will forfeit their Earnest Money Deposit.
Do you have a preferred lender?
Yes, we do! Our preferred lender is Shevlin Pierce with FBC Mortgage.

Do you offer any help with closing costs?
Our preferred lender offers 1% of the loan value as a concession at closing. E.g., If you purchase the Key at $500,000 and put 20% down, you get a $4,000 concession at closing from FBC Mortgage.
What do I have to do to get under contract?
You pick the home you want, sign our builders’ contract and make a deposit of 1% of the purchase price.
How much do I have to put down to reserve my home?
1% of the purchase price. The deposit can be made by check or wire transfer. Checks should be made out to Emerald Coast Title.
